Working closely with Andrianakos Property Group we developed a templated upgrade package for all public areas and speculative fitouts within their St Kilda Rd Flagship building.

A Sence of Entry
Beginning at first impressions we reimagined the lobbies as clean, sophisticated and classic. With complimentary stone lining the floors and walls and fine black detailing around lift doors and wayfinding signage which is offset against new floor to ceiling glazing to the tenancies and the natural light and views beyond.

This design language is continued throughout the corridors and amenities and interpreted with feature panelling, bespoke signage and wayfinding and hardware mimicking the delicate detailing of the lobbies.
Light, views and more light
Utilising the buildings biggest asset and taking full advantage of the incredible views of St Kilda Road, parkland and the generous natural light we focused the primary work environments and social hub of the first speculative tenancy around maximising this opportunity. This paired with a mix of work options from a library to communal team zones we have created a contemporary flagship space for the building.

Reflecting the finish
While embracing the light and views we aligned the colour palette to best reflect this quality in the space through a subtle nod to the greenery and rich tones outside. The social hub is imbued with a cool pastel green and mottled stone on a backdrop of rendered and terracotta walls.

Splashes of walnut and cedar connect the finishes to the work and meeting zones beyond becoming communal tables, screens and desks with rendered walls curving between zones linking the spaces seamlessly.

Programmatic detail
Building on the fluid nature of the space we implemented varying work opportunities. From traditional work desks or communal team project zones to solitary focus rooms and an acoustic 'library' space. In light of changing working patterns, the spaces were designed to allow for many different working styles, even designing the social hub as an additional functional work environment.
