Creating spaces beyond the ordinary
Working alongside TE Capital to rejuvenate their St Kilda Road building we created two speculative office suites side by side designed to be both independent or seamlessly integrated as one if desired. The focus was placed on creating a complimentary design language across the two spaces while ensuring they maintained some individual identity and provide differing products to the market.

From the outset we ensured the tenancies benefitted from the building's iconic parkland context with substantial access to light and views. All open workspaces have direct access to natural light and views supplemented with various relaxation lounge spaces breaking up the work zone and subtly reducing the traditional nature of working.
A balance of light and shade
Highlighting and building upon the spaces most dramatic asset, it's unparallel views and access to light, we arranged the space as a series of filtered moments from the lobby entry to the corner apex of the building. This was achieved through timber screen dividers, glazed walls, feature joinery and extensive planting.

Meeting, discussion and focus spaces positioned around the core of the building are shrouded in black battened walls and black framed glazing. These sit in direct opposition to the lightness of the work and social spaces positioned closest to the perimeter glazing. This contrast creates an internalised environment for focused meeting and work toward the core and an open bright work zone closer to the perimeter.
Integrated adaptable work solutions
Central to the success of these tenancies is the adaptability of the work environment. In addition to focus based rooms around the core, the main work spaces are an arrangement of traditional work desks, communal work benches, high table discussion zones, presentation nooks and informal lounges and window seats.

This wide range of working options allows it to compliment a wide range of preferred working methods and business models aiming to provide to the end user an environment capable of attracting a talented team with contemporary expectations of work arrangements.
Office as Social Hub
At the heart of these spaces and attracting the right staff is the social nature of the fitout design. While all of the workspaces are curated to allow for the best possible environment for work, the Social Hubs are treated here as lounges focused on comfort and connectivity.
Large sofas, alcove seating, island benches and window seats are complimented with extensive planting, feature lighting, feature finishes, art and decor.
